In 2022, Isaac Mashman bought Mashman Properties’ first two parcels: two separate, unconnected lots in Pine Bluff, Arkansas, one 6,000 sq ft, the other 4,000 sq ft. Combined, they cost under $550.
Neither lot had a building on it, a road named after it, or much of a story yet. He went to see them in person anyway, and filmed the trip.

Underwriting Patience, Not Cash Flow.
Isaac Mashman built Mashman Properties to say no to most of what crosses the desk. Raw, unimproved land asks nothing of anyone while it is held: no tenants, no maintenance, and full optionality as the area around it changes. Commercial development is the long-term mandate, not the immediate one.
Houses are bought, fixed, and sold. Renting is where the door stays closed: a rental happens only on a special occasion, decided case by case, and never as a line of business. He has priced in the revenue that forfeits, and taken the trade anyway.
