The private real estate investment firm holds undeveloped land for the long term toward commercial real estate, buys, fixes and sells houses, and does not rent.

Mashman Properties, a private real estate investment firm that sees opportunity in vacancy, today set out the investment philosophy behind every acquisition it makes, published in full at mashmanproperties.com. Founded January 7, 2022, the firm treats its philosophy as a filter for saying no: most opportunities are declined on that basis alone, before price ever enters the conversation.

Undeveloped Land, Toward Commercial Real Estate

Mashman Properties buys raw acreage and holds it against a long-term mandate that points toward commercial real estate, not residential. Vacant land carries no leasing risk, no repair calls and nothing that decays while it sits, and its use is not fixed the day it is bought: it can shift as the surrounding area does. The firm trades income now for flexibility later. In its own words, Mashman Properties is underwriting patience, not cash flow. The firm's signature, acres toward square feet, compresses that mandate into four words.

Houses Are Bought, Fixed and Sold. Rentals Are Not a Business.

The firm does buy residential property: a house is bought, fixed and sold to its next owner, and the firm's part ends when the house changes hands. Renting is where the door stays closed. Mashman Properties does not pursue large multi-unit residential properties or single-family rental houses, and a rental happens only on a special occasion, decided case by case. Founder Isaac Mashman considers the landlord business one with blurred lines, and the firm states the choice as a point of difference rather than an omission.

In the age of microwave meals, positioning yourself as a long-term thinker that prefers Crock-Pot meals is a strong competitive advantage.
Isaac Mashman, Founder, Mashman Consulting Group, in Personal Branding: A Manifesto on Fame and Influence, 6.6

The Philosophy at Its Smallest Scale

The firm's first acquisition, two small parcels of vacant land in Pine Bluff, Arkansas, bought together in 2022, follows the same logic: land with no structure on it, bought to be held. Each parcel's page now carries a Decision Brief, setting out why it was acquired, what is known and what remains uncertain, and a Diligence Note on access, utilities and potential use. A glossary of vacant land and real estate terms and an article on what vacant land teaches about building a name sit alongside them.

Mashman Properties is not currently acquiring. Owners may still send details through its Sell Your Land page, where they are kept on file for when the firm buys again, with no guarantee of an offer.

The Little Rock real estate investment firm buys undeveloped land and holds it toward commercial real estate. It also buys, fixes, and sells residential property, and does not rent except case by case.

Mashman Properties, the private real estate investment firm founded by Isaac Mashman, today relaunched mashmanproperties.com and renewed its focus on vacant land, bought and held as a position toward commercial real estate. Founded January 7, 2022, and based in Little Rock, Arkansas, the firm buys land with nothing on it and holds it until the case for building is stronger than the case for waiting.

Vacant Land as a Hold Position

Every Mashman Properties land holding starts undeveloped and unimproved. That is the strategy, not a waiting room for one. Each parcel is held on a clock measured in years against a long-term mandate toward commercial development.

The firm sets out three reasons vacant land wins on its vacant land investment page:

Lower basis. Unimproved land costs less to acquire than anything already built on it, so less capital is at risk from the first day.

Full optionality. Nothing forecloses future use. Zoning, buyers, and the surrounding area can all shift before a decision is forced.

A patient hold. No lease risk, no maintenance schedule, and no tenant to manage. The land waits at close to no cost.

The firm's signature compresses the mandate into four words: acres toward square feet. Present holdings are measured in acres. The horizon, built commercial space, is measured in square feet.

Residential Property, Bought to Sell

Mashman Properties also buys, fixes, and sells residential property. Each house is sold once the work is done rather than kept.

A Deliberate Boundary

Mashman Properties does not rent, except on special occasions decided case by case. It does not pursue large multi-unit residential properties or single-family rental houses. Isaac Mashman considers the landlord business one with blurred lines between owner and tenant obligations, and has passed on it deliberately. Passing on that segment is a forfeited revenue stream, not a blind spot, and the firm has priced the trade-off in. The full reasoning is set out in the investment philosophy.

Proof in Miniature

The firm began in 2022 with two small parcels of vacant land in Pine Bluff, Arkansas. Those first acquisitions follow the same logic at its smallest possible scale: land with no structure on it, bought to be held.

The Relaunched Site

The new mashmanproperties.com is rebuilt on the design system shared across the MASHMAN companies. It carries the investment philosophy, the case for vacant land, a founder profile, and a newsroom at mashmanproperties.com/news for the firm's announcements.

Undeveloped acreage, in hand or under contract, is worth a conversation. Landowners and brokers can reach Mashman Properties through its contact page or at contact@mashmanproperties.com.
